Price your home using evidence from similar properties, adjusted for its condition and the competition buyers can choose today. The highest suggested valuation is only useful if an agent can explain how it could become an achievable sale.
Ask for the reasoning behind the valuation
An estate agent's market appraisal should identify the homes most relevant to yours. Ask why each comparison has been selected and whether it is an asking price, an agreed sale or a completed transaction.
A four bedroom house with a different floor area, layout or tenure may be a weak comparison despite sharing a postcode. Parking, outside space and substantial work needed should also be considered. For a flat, ongoing charges and lease details can materially change the comparison.
Official house price reports provide background, but they do not value an individual home. Your asking price needs a closer view of the property and its immediate competition.
Look at your home through a buyer's shortlist
Imagine a buyer can view three suitable homes this weekend. What would make yours worth a visit at its proposed price? If another property offers more space or fewer immediate costs, your marketing needs to explain the difference clearly.
Presentation affects how easily buyers understand what is being offered. Good photographs and an accurate floorplan can help, but they cannot resolve a price that does not reflect the property's position in the market.
Before launch, agree the target buyer, the main selling points and the evidence supporting the price. Avoid claims about extensions, parking rights or other benefits until they have been checked.
Set a review point before you launch
Choose a date to review the campaign with your agent. Discuss how you will interpret the number of enquiries, the quality of viewings and the feedback from people who have compared your home with alternatives.
Low interest can have several explanations. The price may be outside the budget of likely buyers, the photographs may fail to show the layout, or an important question may be unanswered. Repeated feedback is more useful than one viewer's preference.
If a reduction is appropriate, decide what it is intended to achieve. A change should put the property in front of a plausible group of buyers and be accompanied by accurate, refreshed marketing where needed.
Compare offers on more than price
An offer should be considered alongside the buyer's funding, chain and proposed timescale. Ask what has actually been verified. A higher offer with uncertain finance may carry different risks from a lower offer supported by a clear position.
Calculate the net amount you need for your move after mortgage repayment, selling costs and any relevant charges. This gives you a better basis for negotiation than focusing on the asking price alone.
Common questions
Should I choose the agent with the highest valuation? Compare their supporting evidence, marketing approach, terms and communication as well as the proposed price.
Does reducing the price mean the sale has failed? No. A considered adjustment can respond to evidence from the campaign and improve the property's position against competing homes.
